New reports from several real estate research firms signify that home prices are finally stabilizing. The data reinforces that 2012 is finally the year the market will bottom out.

  • The National Association of Realtors reports that home prices rose in 51% of metro areas.
     
  • Housing inventory levels have been shrinking across the U.S., leading to bidding wars and upward pressure on prices in some areas. The spring market is responding to an improving balance between supply and demand, which is causing stabilization in house prices — this occurring without support of tax credits and in spite of declining shares of REO sales.
     

Housing corrections don't last forever, and after seven years, we are coming to a floor for the market. The jobs market has improved, giving consumers the courage to purchase a home. Mortgage rates are lower than the lowest rates recorded in decades.

Investors are driving much of the momentum in cities where prices declined the most. First-time buyers and trade-up buyers are actively picking up homes, some of which do not stay on the market for more than two weeks. I have been hearing many instances of multiple offers in certain price ranges.

I am even reading headlines touting home price appreciation! The continued performance of local markets will depend on the economy improving and how quickly lenders dispose of distressed homes. But it certainly looks like our recovery here in Fairfield County is underway.
